Before the visit

• Access arranged fast — keys, tenant appointments, agent contact — every day waiting for access is a day on the timeline
• Sold comparables printed — six to twelve months, genuinely comparable, with dates and addresses
• Schedule of works with costs — on refurbishments — line items, not a verbal summary
• Planning consents and building regulations sign-offs — for works past and proposed
• Lease and tenancy schedule — terms, rents, break clauses on tenanted or commercial assets
• Title plan — boundaries confirmed, especially where land or outbuildings matter to value
• EPC and compliance certificates — to hand, not promised

At the inspection

• One informed person present — who can answer factual questions about the property and the plan
• The works story on paper — handed over, not narrated
• Your end-value evidence offered — politely, once — the opinion is theirs to form
• Every part of the property accessible — lofts, cellars, outbuildings, locked rooms — an area the valuer cannot enter becomes an assumption in the report
• Your contact details left with the valuer — for the follow-up question that would otherwise become a caveat
