Terms of Use

The ground rules for using this site and platform — short, and in plain English.

Last updated: 12 July 2026

Who you are dealing with

bridgingradar is operated by bridgingradar, a free-zone limited liability company being incorporated in the United Arab Emirates; this page will carry full company details on completion. By using the site you accept these terms. If you do not accept them, please do not use the site.

What the platform does

bridgingradar matches borrowers seeking unregulated bridging and development finance with lenders, prepares application files, and tracks deals to completion. We arrange finance; we do not lend. Any loan you take is a contract between you and the lender, on the lender's terms.

Unregulated products only

We arrange unregulated bridging and development finance for business and investment purposes only. These products are not regulated by the Financial Conduct Authority. If your circumstances mean a regulated product is required — for example where you or your family occupy the security property — we will say so and will not arrange the loan. Think carefully before securing debts against property. Your property may be repossessed if you do not keep up repayments on a debt secured against it.

Information, not advice

Everything on this site — the Knowledge Base, the calculator, indicative matches and terms — is information to help you make your own decisions. It is not financial, legal or tax advice, and it is not a recommendation of any lender or product. Take independent advice where your situation calls for it.

Matches and terms are indicative

Match scores are our engine's honest estimate of lender appetite, and indicative terms are exactly that: indicative. A lender's actual offer depends on its underwriting, valuation and legal work, and no output of this platform is an offer of credit or a guarantee that any lender will lend.

Fees and commission

Borrowers pay no fee to use bridgingradar on standard deals, and nothing is added to your rate to fund us. The lender pays us a commission on completion, and the exact figure is disclosed on every transaction. Complex cases are only ever quoted up front and agreed before work starts.

Your side of the bargain

  • Give us accurate information. Matching and terms are built from what you tell us; wrong inputs produce wrong outputs, and lenders verify everything eventually.
  • Only upload documents you are entitled to share.
  • Do not misuse the site: no scraping lender data, no probing for vulnerabilities, no automated bulk access, no impersonation.

Portals

Lender and introducer portal access is granted under the separate agreements those parties sign with us. Keep your login credentials confidential; you are responsible for activity under your account.

Our content

The site's content, design and software belong to us or our licensors. You may read, print and share links freely; you may not republish our content commercially without permission.

Liability

We work hard to keep the site accurate and available, but we provide it "as is": we do not guarantee it will be uninterrupted or error-free, and we are not liable for losses arising from decisions made on the basis of indicative information, from lender decisions, or from events outside our control. Nothing in these terms excludes liability that cannot lawfully be excluded, including for fraud.

Third parties

Where we link to other sites or introduce you to third parties, their terms and privacy practices are their own — check them.

Changes and law

We may update these terms as the platform evolves; the date above tells you when we last did. These terms are governed by the laws of England and Wales, and the courts of England and Wales have jurisdiction over any dispute — chosen because that is where the deals happen.
